Under development with expected delivery in the early to mid 2020s, The Flats at Yerba Buena Island are a collection of condominium residences in boutique buildings of 7 – 9 homes at 270 Meadow and 290 Meadow in the Cove neighborhood of Yerba Buena Island. Notable features of the buildings include direct elevator access to homes and high ceilings.

Home sizes at The Flats are expected to range from about 2,500 square feet up to about 4,100 square feet. Homes are available in three-bedroom layouts with full-floor four-bedroom penthouse homes topping out each building.     More About The Flats

    Part of the Yerba Buena Island/Treasure Island master re-development plan, the homes at The Flats are one of the five home collections being offered by the master site developer Wilson Meany. Homes at The Flats are expected to be the second home collection available for move-in on the island, with homes at The Bristol expected to welcome the first island residents.

     

    Number of Homes
    The Flats consists of a collection of boutique condo buildings, each with 7 – 9 homes. Each building is planned with three or four floors that each have two homes with a full-floor penthouse level topping off each building. In total, there will be about 50 homes offered in The Flats collection. The Townhome collection will offer around 90 homes over about 14 groups, with each group of townhomes having between five and seven homes in a row.  The Courtyard Townhome collection will offer 10 townhome style homes in the Skyline area and five estate homesites will be offered as buildable lots.


    Construction Schedule
    Construction on the overall development began in 2020 and buildings will be completed and delivered over the coming years with final construction and completion of Treasure Island expected many many years in the future.

     

    Parking
    Yes. While owners are not required to purchase parking, homes will be offered with parking spots and upgrades to support EV charging.

     

    Mello Roos
    Homes on the Island of Yerba Buena also are subject to an additional mello-roos annual tax assessment. The funds from the mello-roos assessment fund the construction of new infrastructure on the island, from drainage to roads, schools, sewers, and more. Mello-Roos assessments vary based on your square footage and as of early 2020, the known mello-roos rates will be $6.91 a square foot for homes at The Bristol. You can expect to pay these additional mello-roos assessments for as long as you own the property.
