We like to think of a two-bedroom home in San Francisco as the Goldilocks of your property search. It’s not too small, it’s not too big, it’s just right. It’s just right for a person or two — and sometimes the kid that may join those two people after a while — to live, work, and enjoy the City.
One of the many benefits of searching for a two-bedroom home in San Francisco: there are a LOT of them. As of this writing (April 2021), there are 260 two-bedroom listings available on the market. It should come as no surprise that the overwhelming majority of those (230 listings) are condominiums and only 30 are single-family homes. But still, that’s a lot of options.
The size is ideal for someone who has been working from home for the last year and might continue to do so, even post-covid. The second bedroom might not be a bedroom at all, but a home office instead. Many of our buyer clients put a second bedroom at the top of their must-have list so they can set up a proper workstation (hello, NOT working at the dining table) and close the door on business at the end of the day.
We’ve worked with some buyers over the years who live with a roommate in order to afford the second bedroom; that rent can help offset the mortgage. And eventually, as the owner’s income increases, the rent might not be needed and that second bedroom can become a guest room or office.
Two-bedroom homes are prevalent throughout San Francisco, with newer condos concentrated in the northeast section of the city as well as Dogpatch and Potrero Hill. Your search will be driven by your commute (if you have one), your ideal HOA dues and building size, your favorite era of construction, and which neighborhood you’d like to call your new stomping grounds.
