The Rockwell is the result of merging six existing lots and demolishing most of the existing buildings, although most of their historic facades have been preserved. Completed in 2016, it’s home to 260 residences at 1688 Pine. The building is part of the Van Ness Corridor neighborhood. The back (north) side of Rockwell is adjacent to the neighborhood boundary line for Pacific Heights, which is how the building was originally marketed.
Home sizes at The Rockwell primarily include one-bedroom homes and two-bedroom homes. Building amenities include a roof deck, penthouse level owner’s sky lounge, interior courtyard between the east and west towers, fitness center, and owners’ clubhouse.

Rockwell was developed by the same team that completed Marlow in 2014. The architect is Kwan Henmi, Build Group is the general contractor, and Oyster Development is the developer. The project is the result of merging six existing lots and demolishing most of the existing buildings, although most of their historic facades have been preserved.
In their place, two 13-story towers have risen with about 5,500 square feet of commercial space on the ground floor and one level of below-grade parking with spots for up to 245 vehicles and 141 bicycles.
Rockwell unit mix:
In addition to being part of the Pine Street Auto Shops Historic district, some of the buildings that were demolished were used to store the personal belongings of Japanese Americans who were sent to forced internment camps during WWII. The Rockwell has signage/material helping explain the historic value of the buildings.
Number of Homes
Construction was completed in 2016.
Rockwell offers 201 parking spaces, with 192 spots provided by parking stackers, six spots provided for handicapped/disabled placard parking and three car-share spots. Also, there are 141 bicycle parking spots. Because the number of homes exceeds the number of available parking spots, some homes do not come with parking spaces.
