South of Golden Gate Heights and east of 19th Ave, the Inner Parkside isn’t quite West Portal or Golden Gate Heights but it doesn’t yet feel like the land of the avenues yet, either. It’s the beginning of west-side San Francisco style, with easy access to Silicon Valley.
Inner Parkside Neighborhood Vibe
A quiet, residential neighborhood that inherits a little bit of the “sleepy and foggy” vibe from Golden Gate Heights and the adjacent avenues, but still central enough that it doesn’t feel “out there.” Commercial districts are Noriega cross 19th, and West Portal, as well as shops along 19th Ave. and Taraval.
Popular Inner Parkside Home Styles
The Inner Parkside was built with mostly single-family homes on 25′ wide lots with homes that are built to the lot lines. Two bedrooms, with or without a sunroom, over a garage level was a very typical style of neighborhood construction. There are some condos in the higher density areas of the neighborhood, but it’s mostly a single-family home neighborhood.
Getting Around the Inner Parkside
The T-taraval light rail bisects the neighborhood on its way to the Pacific Ocean. 19th Ave. provides immediate access to destinations south for car commuters. Most neighborhood residents own a car, but living here with a bike or without a car is certainly possible. Just give yourself a little extra time.

Median sales price is calculated based on sold data and doesn’t account for seller concessions. Median price represents the point at which half of the homes sold for more and half sold for less. In smaller neighborhoods like many of those found in San Francisco, this metric is less likely to be influenced by extremely high or low sales prices that don’t represent the typical neighborhood home.
Days on Market indicates how quickly or slowly homes are selling in the neighborhood. The lower the days on market (DOM), the stronger the market is for sellers, all other things being equal.
The number of homes available for sale in active status at the end of a given month. Fewer homes available for sale may indicate a seasonal trend or market dynamics that favor a seller more than a buyer.
In strong or balanced markets, homes in San Francisco typically sell over asking. In a buyer’s market, homes will sell at list price or slightly under. If a home has had price reductions, the calculation is based on the last listed price.
Price per square foot is most useful when the homes are almost identical in size, age, layout and other factors important to buyers. Our experience suggests it is a more valuable metric in larger condo buildings and less valuable for homes in neighborhoods built with a diverse selection of styles, sizes, and ages.
The Inner Parkside is a neighborhood in the western part of San Francisco. It is bordered by Parkside to the west, Inner Sunset to the north, Golden Gate Heights and West Portal to the east, and West Portal to the south. On an SFAR (San Francisco Association of Realtors) MLS map, Inner Sunset is identified as neighborhood 2g.
Though often grouped together with the Sunset District, Parkside has its own history, architecture, and community. In 1905, a group of investors submitted a plat map to the city of San Francisco, with the goal of building a new residential “suburb” on the fog-covered landscape of sand dunes stretching from the border of the old Rancho San Miguel land grant (in what is now Golden Gate Heights) west to 33rd Avenue, and from Quintara Street in the north to present-day Sloat Boulevard in the south. They ambitiously named this new area “Parkside,” even though Golden Gate Park lay a mile and a half away.
Centrally located yet featuring a tranquil neighborhood atmosphere, the Inner Parkside is a short distance from both several parks as well as easy shopping and transit options along 19th Avenue and in nearby West Portal. Catch a movie at the Stonestown Galleria or an outdoor concert at Stern Grove, scale the slopes of Golden Gate Heights Park for the amazing views, or stroll with your pup around the friendly community.
Convenient, quiet, yet accessible, the Inner Parkside offers a small neighborhood community of mostly single family homes with proximity to San Francisco’s big city diversions. A good mix of public transit and shopping options makes this a desirable neighborhood for both families and single buyers alike.
As an “already built” neighborhood, the Inner Parkside is not a neighborhood where you should expect to find substantial new construction projects. Smaller developers may renovate/flip existing single family properties, or may take advantage of recent housing laws to add additional units to already existing housing. Transit corridors and major neighborhood streets are the most likely areas for new construction buildings in already built neighborhoods with existing housing stock.
