Madrone is apparently San Franciscan for “Phase 2 of Radiance at Mission Bay.”
Bosa was the developer for Radiance at Mission Bay, the 99 home project at 330 Mission Bay Blvd. The project was always designed with additional homes coming in a phase 2, (Bosa has developed plans for 1,700 total homes in Mission Bay) but construction for phase 2 was halted in the fall of 2008 (the piles were already driven and they were ready to pour concrete)Â after slow sales of the already completed phase 1 homes.
Fast forward several years and construction has resumed, with the not-so-catchy “Phase 2 of Radiance at Mission Bay” being replaced with Madrone. And what is a Madrone, you might ask? The accepted definition is an evergreen tree found along the Pacific coast of North America with smooth red bark, thick shining leaves, and edible red berries.
However, since getting financing on tree houses is still a bit difficult, no matter how shiny the leaves or how edible the berries (oh, 2004 how you are missed), the San Francisco version of Madrone we will be a 205 unit tower, which might or might not look anything like the artist’s rendering above. The company is also moving forward with construction of phase 3, which consists of an additional 165 homes.
Why the name change? According to Director of Sales Dennis Serraglio, “It’s fresh and new — the name Radiance had been hanging around for a while…” (SF Business Times, 4/7/2011). No word yet about pricing, amenities, or finishes for homes at the Madrone, but the sales center will be opening this year at 201 King Street and the website is now up and running, so a 2012 move-in date seems entirely plausible. Bosa has selected The Mark Company to be the sales and marketing team for Madrone.
