But we’re jumping ahead – let’s start at the beginning:
We help you find the right place to call home and to understand its value. We see dozens of properties on a weekly basis. Lofts, condos, single-family homes, and units — we look at all types of properties all over San Francisco. We’ve chosen to work throughout the City. After all, it’s only seven miles square, and how could we be helpful to our clients if we focused on just one small section of it?
We compare notes with other real estate professionals, keeping our fingers on the pulse of the market. Things warming up or cooling off? We keep track of market trends to give you current information when you’re considering the purchase of a home.
We run the numbers. When the time comes to write an offer, we will prepare “comps” or a comparative market analysis on the subject property. This will help you understand what similar properties have sold for recently, helping you build a model of value that is independent of the asking price. Regardless of market conditions, buyers ultimately set the price.
We are your advocates through the escrow process. When writing an offer, we provide you with information to make informed decisions about contingencies, inspections, and timeframes. That said, we are not attorneys (remember, on our home page we said we are fun-loving people) and we do not offer legal advice.
Once your deal is in escrow, our job truly begins. Much of it may appear to be behind-the-scenes work, but it’s just such work on your behalf that keeps your deal alive and in escrow. It’s a remarkable fact, but up to 40% of San Francisco real estate transactions fall apart. As your agents we coordinate all the third party activities, timelines, and schedules so that your deal runs smoothly and efficiently.
Escrow is also a chance to educate yourself about the property you are purchasing. Inspectors, appraisers, title companies and others will provide additional information about your future home. This is a time to look under the hood, so to speak, of your new home and understand its condition. Our job is to help you make sense out of all the reports that you will be gathering in a very short time. We don’t make decisions for you, but we do make sure that you have all the information you need to make informed decisions.
And then it closes! Legal title and responsibility transfer into your hands. And we don’t view closing as the end of an escrow, but the beginning of a great relationship that will last a lifetime. We like to keep our clients informed about market activity in their neighborhood, general real estate trends, and pertinent city information.
