I wanted to share both the average and median sales prices – given our smaller sample size both have something to say about the market and current market trends. You can also see the same basic 10 year trends in both charts, a bottoming of the market in 2011 and an aggressive growth curve starting in 2012 that has leveled out as we approach the end of 2016
Both the median and average days on market statistics show the same general trend. While our marketing period (days on market) has increased lately, it is still in a range that shows a market very strongly favoring sellers.
